Buying a home might seem like a huge undertaking. It’s not something you do every day, so you might not know what to expect. Most buyers don’t. Learning the home buying process can take the mystery out of buying a new home and allow you to approach each step with confidence.

1.Identify your real estate agent and mortgage broker; these professionals will be your guides though the process

2. Get a loan pre-approval; learn your budget and terms3. Go house-hunting

4. Negotiate the price and terms

5. Enter the contract period and place a deposit

6. Perform home inspections

7. Receive the appraisal and obtain final loan approval

8. Review all information and remove contingencies if satisfied

9. Close on the new home

As you can see, buying a home is really a series of small decisions. As long as you continue to find the information you receive acceptable, you will move through the process towards the close. If not…then you will cancel and start over with another property. Buying a home is exciting and understanding the process can help you avoid unnecessary stress.

How to Choose the right Real Estate Agent

Real estate agents seem to grow on trees. Everyone can list off a few agents from their cousin to the “nice lady” they talk to at the local coffee shop. But choosing the right agent is a critical element to having a successful transaction. Experience and expertise vary widely from agent to agent, so how can you choose the right person for your needs?

• Ask for Referrals – Yes, everyone knows an agent, but asking someone with a recent transaction is the best way to find a good agent.

• Do Your Research – Fortunately the Internet makes it very easy to do some research. Check local sites like Yelp or Next Door, move around their website and check their license for complaints.

• Interview Several Options – Make them earn your business. Conduct a real interview with several agents and see who best fits your style.

• Ask the Right Questions – The agents should be able to discuss their marketing plan for a home sale and offer their process for home buyers, including lenders, home inspectors and escrow.

Remember that the right agent is not always the one who tells you what you want to hear. Listen carefully for how they answer your questions. Make sure you can work with them and have an “opt out” clause in any contract, just in case.

Imagine it Sicily 1912….

Ok, I am kidding! It was October, 2019 and I stopped in to have a cup of coffee. My usual, a Carmel or Vanilla Latte depending on where I am at, this place seemed like it would have a Carmel latte so I requested it. They didn’t have Carmel. So I ordered a Vanilla Latte and something called a Moonwater.

After ordering these drinks I had a chat with the barista and he explained the magic that they do here. This place is like none other that I’ve been too! Chemistry and building and growing flavors beyond your wildest imagination.

This place is so far my favorite for a flavorful, hand crafted, experience. This isn’t just wake you up coffee this is an adventure.

While this place is tucked a little away in a shopping area that has all but seemed to be abandoned. This is a real treat!

My suggestion here, go experience something new.. but don’t expect to come here for your venti chi skim milk latte.

How to Find Your Dream Home When Inventory Is Low?

You’ve heard the rumors; it’s a “Seller’s Market.” Well if you are actively searching for a new home, you know that it’s true. The low inventory of homes for sale has made things difficult for buyers. There just aren’t many homes for sale out there and when a nice listing does come to market, it’s met with multiple offers…..often with offer prices over asking.

If you’re a buyer in this market, you might feel overwhelmed but remember that with a solid strategy, you can still find your dream home, even when inventory is low.

The highest offer price in the world is worthless if the transaction doesn’t close.

Here are a few tips for buyers looking in a tight market:

• Talk to a lender before you shop so you’re prepared

• Be prepared to pull the trigger

• Write a competitive offer

• Keep contingencies to a minimum

• Write a clean offer; Make it easy for the sellers to just say yes

When inventory is low, it’s each to feel like the best homes are already gone, but by working with your agent, you can put yourself in the best position to have your offer accepted.

Day 1

Today started off like no other. Ahh who am I kidding, I am not one of those types of writers. Today my daughter stepped in once again to make breakfast. I am actually loving that she is starting to feel more confident around the stove. She sometimes suffers from anxiety like I do. Sadly I do believe this is one of those traits that is handed down from one to another.

She made sausage for the first time, while she has made eggs before her first attempt at sausage left them a little crispy. She asked if she should throw them away. I told her no I will still eat them. One to help her with her pride, but two to let her know that you don’t have to throw away all mistakes.

Some mistakes you are able to keep and keep going. While this may have took me years to figure out, helping her get her spirit going and learning to cook makes me so happy.

Basecamp Coffee – Sister Bay Wisconsin

Taking a trip here wasn’t to bad on the out skirts of sister Bay is a church and below the church is a quaint little coffee shop.

This coffee shop seems to be a little like a Basecamp at the edge of a large mountain hike.

This image has a boat and a paddle board the store had other little quirks and cute things I love that it used space in a church that wasn’t being used.

The tables had cute little decorations that were made by local artists. Which is awesome that the shop shares art from the community. 

The coffee is a coffee. It didn’t stand out. It did the job. No extra flavors but it wasn’t bitter and it wasn’t acidy for a coffee. With 3 shots of espresso things can start to get a little rough so yes this is important to me.

I give this shop a 3 out of 5 stars. I love the atmosphere, I enjoyed the coffee enough. It didn’t rock my socks but it was good to enjoy a morning cup of coffee and relax for a little bit.

Have you ever just sat around in your under ware because you had no ambition and didn’t have the mental stability to decide what you wanted to wear for the day.

This has happened to me, today. Yes, I sat here because I couldn’t handle deciding one more thing in life. It was rough enough deciding what to eat. I have to shout out to my family though today I didn’t have to do too much thinking on that. I also didn’t have to think too much on what I wanted to watch on tv. Sometimes when this hole tries to open and suck me in I play with my mind in different forms. Today I watched some new shows on Netflix.

I am starting to take my mental health and physical health seriously. I volunteered for an event and this event took me out for more than one day mentally and physically. This is not acceptable. I need to learn to recover quicker and bring on the happiness myself.

I plan on doing Yoga more often, maybe even getting a teaching license for it sometime soon.

I also want to learn more about energy and controlling that energy.

I want to become more adventurous and I want to learn more. My career leaves me open to do so many amazing things. I am excited to figure out what the next adventure is going to be.

Fall Outdoor Porch Decorations

Are you ready to fall in love with the outdoors? At least your outdoors? Would you be willing to sit out side when it’s not so hot, and enjoy a cup of coffee or a glass of wine? Well now is the perfect time for this. Fall is on the horizon which here in Waupaca, Wisconsin that means that the mosquitoes are about ready to die. This also means you want something pretty to look at while sitting there correct?

Most days I am driving around because I am a realtor in Waupaca. That means I see a lot of amazing porch decorations. I sometimes dream of what my porch could look like if I just took a few extra minutes. So I thought I’d share some Ideas to make your home more fall worthy and inviting if you are looking to sell your home in the fall.

  1. Make it the same *on each side* Symmetry is my favorite, it’s hard for me to go by someones house that doesn’t have the same things on each side of the door. While it doesn’t have to be exactly the same it is similar. Check out this post from Modern Glam for more on this.
  2. Again with the symmetry is color, I love pops of color especially if the are the same or staggered in a pattern together. Check out this link from Liz Marie Blog.
  3. Creating things is an awesome way to feel like the display is apart of something you love check out this welcome sign that you can create yourself with Shabby Grace.

  5. Sometimes it’s hard to decide what decorations to put out, because here in Wisconsin we have a short fall sometimes, and with Halloween thrown in there and the short time to put up Christmas lights some years, you just don’t know what to do.
